1. Determine your 7% number for your business?

• Answer: To make money, real money, you can't spend more than 7% of your average check to get a deal. Let's cover a quick example:

  • Average Commission Check to You: $4,000

  • $4,000 X 7% = $280

  • Your 7% number is $280

• In other words if I gave you a system that every time you spent $280 you would end up gettng $4,000 back. How many times would you do this? This is how my top clients become my top clients.

 

2. 85% Rule

• Answer: There is one thing that I need 100% of my clients to understand with any marketing that they are doing. This rule applies to everything in real estate whether the leads are referrals, sign calls, magazine ads, or even Internet leads. 85% of leads aren't just a waste of time they are a total and complete waste of time. I want you to focus your time on eliminating these 85% of leads from your life. Preferrable you have system that does this for you and if you don't you become the system.

3. The 4 System Rule

• Answer: Depending on 1 system or one method to generate leads is like only eating ice cream for every meal of the day. It might start off great however eventually eating only ice cream will fail to give you the correct diet needed to say in tip top shape.
• We recommend that every real estate agent have 4 different systems bringing them fresh new leads every day. Every system has to fit your personality and your budget in order to be effective.

 

4. Do you want to be the Doctor or the Nurse?

• Answer: You must decide whether you want to be the Doctor or the nurse in your real estate business. One of them enjoys a higher income, more respect, and greater flexibility while the other has to deal with every headache, every problem, and is always stuck working for someone else. You can't be both if you want to have a consistent income in real estate. You must decide which one you want to be and everything in your business must be focused around that goal. The only tasks that cannot be outsourced are the ones that the Dr does and once you make the committment to be the Dr your income, quality of life, and business will improve.

5. What you do and what your personality is must match

• Answer: To find your marketing personality answer the following series of questions:

  • Do you like working with buyers or sellers?

  • Do you have a small budget, medium budget, or large budet?

  • What kind of systems do you like operating (only Internet, Internet & Postcards, or just print)?

• Agents say to me all the time "I will do anything to get more business!". Now if you don't like doing something how long does that last? It usually lasts about 3 days and then it fails. To have business every month you must match your marketing and your systems to your personality. Often times I meet agents who want to work with sellers who are really perfect buying agents. I had one client, in Tulsa, OK who went from struggling with sellers to closing 8 buyer sides a month. The system has to match your personality to be successful over the long haul.

 

6. Controlling your fear is directly related to how much you will make

• Answer: If you made $50K in real estate and you want to make $100K you have to control your fear twice as much. You see the money you make is directly proportional to your ability to control your fear with money. I call the "Fear of Going Broke". The only difference between an agent at $50K and an agent at $100K is the agent at $100K has learned to control their fear twice as much. The agent at $100K needs to control their fear 10X as much to get to 1 million dollars. This can be done in stages with incremental additions however the faster you control your fear the faster you achieve success.

7. You are in the marketing business not the real estate business

• Answer: The #1 question that I demand agents understand is knowing what business they are in. You see I can literally get anyone to open a door, put a sign in the ground, even to do basic paperwork, yet the one thing I can't get anyone to do is the marketing. That is why my team and I work with agents on generating leads. The more leads I get you and the farther out of real estate I get you the more money you will make.

8. Understand how to use the best question ever

• Answer: "Can I be direct with you?"
• Why this works?
  • The answer to this question 100% of the time is "YES". No one wants you to waste their time or beat around the bush. They want you to get to the point. The key is to get permission first prior to being direct. Once you get permission you truly can say just about anything. Get to the point quickly and make sure that you bottom line the information for your clients.
  • I recommend the following formula for success "Get Permission + Be Direct = Successful Conversation"
  • Now the result of the conversation may be they don't qualify for your services however the key is to make the conversations as short as possible and direct as possible so you don't waste your time or your clients time.

9. Practice DFL Every Single Day

• Answer: DFL = Drama Free Living
• There is tons of drama in real estate and I need you to avoid it. There are literally dozens of ways to avoid drama in real estate. Let me give you a couple that will set you up for success.
  1. Higher Help - Let someone else deal with the drama so you can focus on doing more business. In my opinion everyone can afford a transaction coordinator because they don't cost money till you close. In other words they don't cost you any upfront money. Let someone else manage the paperwork so you can get back to marketing.
  2. Fire a Client - Everyone of my clients who I work with one on one or do their marketing for them have a client who is wasting their time. Maybe this is a buyer who has seen 2 dozen homes but something just "isn't right" with each one. Eliminate clients who cause you stress, waste your time, or just are an absolutely a pain.

10. 20 Minutes a Day of Focused Time For Success

• Answer: Everyday you need to spend 20 minutes focused on nothing but quiet time. This can be praying, meditation, or simply just sitting in pure silence. When agents ask me how I continue to produce at a high level this is the single reason I give them for my success. Entrepreneurs have brains need time to find solutions to their next problem. The only way to do this is to eliminate destraction from your life by taking time to focus on yourself and prepare yourself for the day.

11. 75% Mastery of the Perfect Agent Schedule For Sucess

• Answer: I need agents who can master a schedule at least 75% of the time. If you want to do more business than you are doing right now your schedule needs to change. I need agents who can do at least 3 hours of focused money making activities a day.
