Dear Real Estate Professional,

Have you ever held an open house where person after person that came through was "just looking". Even when you probed deeper with these people you realized that they had no intention of buying anything they really were just bored on a Sunday and driving around town.

Oddly the same thing can happen when you receive sign calls. That hot property on a popular street makes your phone ring daily! The excitement of the ring is quickly dissipated though as call after call is one nosy neighbor after another trying to find out what the home is selling for.

Regardless of the marketing system that you choose to implement whether it be a real estate website, craigslist ads, FSBO marketing, Expired marketing, etc there are going to be those prospects who are a waste of time.

Now, I want you to consider that there is a group that is not just a waste of time, rather they are a TOTAL WASTE OF TIME. My 85% rule states that no matter what marketing system you select 85% of the people that contact you will be a total waste of time.

There is no "magic" system out there that can bring you only "good" prospects. The real magic is to have hyper efficient real estate marketing systems that bring you such a volume of prospects that the 15% of people that you want to deal with will allow you to close 20+ transactions monthly.

I would like you to consider the following aspects to really embrace the 85% Rule:

Embracing the 85% rule means you will no longer be frustrated by those people who are "just looking" or "just want the price" because you now know that they are part of the 85% who are a total waste of time. Concentrating your efforts on the top 15% will allow you to close more business and ONLY work with those that are truly worthy of your expertise.
