Have you ever tried calling expired sellers early in the morning? Combined with the frustration of their home not selling, they are now getting bombarded with phone calls of real estate agents.

When calling on expired listing sellers it is important to remember that you aren't selling them anything. If you start selling yourself to the expired seller, then you will GUARANTEE yourself that you won't get the listing.
As you are calling expired sellers, your listing scripts must follow the rules.
Have 1 goal in mind - The goal of your listing scripts must be to get your foot in the door for a listing appointment. You can't waste time "selling yourself" or asking them about what the other agent didn't do, because your focus must be on solving their pain. They are going to be in interview mode so stop wasting time with chit-chat and focus on getting the appointment.
Interest Peaking Questions - Most real estate agents make statements "I'm a neighborhood expert", "I do X Production", "I can do "X" for you" and that is a total waste of time. In order to get appointments, you have to ask interest peaking questions, SHUT UP and listen. With interest peaking questions you will be able to determine what their real problem is, control the conversation, and get the appointment. The real key is you have to SHUT UP, too many agents have diarrhea of the mouth and they just don't listen. Just one example of an interest peaking question is below:
